Marsa Al Saadiyat | Abu Dhabi

Marsa Al Saadiyat is Aldar's AED 100 billion waterfront masterplan and the next major chapter of Saadiyat Island. Spanning approximately 6.4 million sq. m. with 8 kilometres of waterfront, the destination brings together luxury residences, beaches, a major marina, hotels, retail, dining, culture, wellness, and leisure.

The masterplan will feature a diverse collection of villas, mansions, waterfront apartments, and branded residences, designed around privacy, greenery, and stunning waterfront views. With more than 58,000 residents expected, Marsa Al Saadiyat is planned as a complete community where everyday essentials and lifestyle experiences are within easy reach.

At the heart of the destination is Abu Dhabi's largest marina with 350 berths for sailing boats and superyachts, alongside a private yacht club and a 1 kilometre retail and dining promenade. Residents will also enjoy approximately 5.6 kilometres of beaches, landscaped parks, swimming pools, sports facilities, walking paths, and cycling routes.

Marsa Al Saadiyat will strengthen Saadiyat's position as Abu Dhabi's cultural and lifestyle destination, with direct connections to the Saadiyat Cultural District, world class museums, dining, entertainment, and hospitality. The development will also feature Dar Al Funoon, a major performing arts venue with capacity for more than 6,000 people.

Future infrastructure includes an underground Etihad Rail high speed station, while new roads and tunnels will improve connectivity to Reem Island and other key areas of Abu Dhabi. With its scale, waterfront setting, infrastructure, and proximity to the Cultural District, Marsa Al Saadiyat is positioned to become one of Abu Dhabi's most significant luxury residential destinations.
